| With corporate social responsibility being concerned by more and more people in recent years,many scholars have begun to study corporate social responsibility in a fierce discussion, and how to achieve the harmonious development of enterprises and the society has become a community debate focus. As a pillar industry of the country, the real estate industry which affects the development of related upstream and downstream enterprises, communities and national economy, makes people pay more attention to real estate corporate social responsibility because of its huge social influence, and the relationship between real estate corporate social responsibility and financial performance has become a top priority. However, a series of problems, like Environmental pollution, unpaid wages for migrant workers, driving up prices, affected the long-term stability of the country, also greatly influenced the development of their own enterprises. Therefore, through exploring the relationship between the real estate corporate social responsibility and financial performance and putting forward effective suggestions and countermeasures to fulfill corporate social responsibility, promote economic efficiency and realize goals of sustainable development is the aim of this study.Taking real estate listing Corporation as the object of study, combined with the development of real estate in our country, this research expounds the social responsibility of real estate enterprises in C hina, and explores the root causes of the problems; Based on the stakeholder theory, real estate corporate social responsibility is defined to 7 stakeholders which are shareholders, consumers, creditors, suppliers, government, employees and social welfare; O n the basis of a large amount of literature research, the relationship between real estate corporate social responsibility and financial performance is analyzed theoretically, and it is proposed that the performance of real estate corporate social responsibility should contribute to the improvement of corporate financial performance; Through the establishment of real estate enterprise social evaluation index system, it uses the entropy method to determine the weight of the stakeholders in corporate social responsibility; It investigates the relationship between the real estate corporate social responsibility and financial performance with the method of empirical research and verifies the theoretical analysis and research hypothesis of a positive correlation, by selecting the real estate listed companies as the research object, using the real estate corporate social responsibility index system established for the study variables and establishing weighted regression analysis model.According to the results of theoretical analysis and empirical research, real estate corporate social responsibility performance is helpful to improve corporate financial performance. Real estate enterprises should strengthen the social responsibility performance to promote its sustained and healthy development. |
