In order to alleviate the housing problems of the staff and their basic life requirements, the research instititute plan to implement the youth apartment project, building both housing and commercial facilities. This dissertation aims to conduct a research on the risk management of youth apartment project, and identify the risk factors the project exists. In addition, we accesse the risk factors and propose measures to deal with different risk factors based on ratings, ensuring the successful implementation of the project. This dissertation uses expert survey to identify the risk factors and emplyed AHP to weights risk factors.First, according to the project construction period, in the project decision stage, the risk factors of youth apartment project includes project feasibility analysis risk, policy risk, economic risk, location selection risk. In the project preparation stage, risk factors include land risk, supplier selection risks, project financial risk, project contract risks. In the project implementation stage, risk factors include the construction quality risk, construction cost risk, construction safety risk, construction schedule risks. In the project operational stage, risk factors include allocation risk, business district investment risk, property management risk.Second, according to the weight of risk factors, risk factors can be divided into significant risks, general risks, slight risks. Significant risks include policy risk, project schedule risk, commercial risk, project contract risk, project financial risk, project feasibility analysis risk, construction quality risk. General risks include property management risk, economic risk, allocation risk, construction cost risk, construction safety risks. Slight risk include land risk, project contracting risk, regional selection risk.Third, combined with the impact of risk factors and coping strategies, this research proposed risk response plan. For project feasibility analysis risk, property management risk, risk avoidance strategy is suggested. For construction quality risks, construction cost risk, construction progress risk, risk transfer strategy is suggested. For policy risk, economic fluctuations risk, project contracting risk, financial risk, construction safety risks, risk mitigation strategy is suggested. For location selecting risks, land risk, risk retention strategy is suggested.This research provides a reference for the successful implementation of the project, taking appropriate measures to focus on the important project risks in the process of implementation of the project. In addition, this research also provides reference for the the implementation of risk management and control of real estate development projects for other companies in the spacecraft systems.
