Abstract/Summary:
According to the new provisions of accounting standards No.3, the investment real estate which was spun off from the fixed assets, is independent recognition and measurement. On the one hand, this new fair value model has no detailed operational guidelines and practical guidance text columns, on the other hand it is subject to double factors which are our government macroeconomic regulation and the cost of obtaining market value, so the listed real estate companies in the use of the fair value measurement model are very few. And a few which use the fair value of real estate enterprises also exist some problems in the practical application, so the fair value pattern measurement has not obtained the social widespread approval, its advantage also has not been fully utilized. The investment real estate fair value model measurement, conveniently, which contributes to more fully reflect the characteristics of the investment property and the impact of measurement model, and provides important information about the formulation of investment real estate fair value accounting standards and implementation of regulatory policies, has important theory value and practical significance.Firstly, this paper not only introduces the provisions of investment property and the fair value of new accounting standards, but also uses the accounting objective theory, accounting quality theory and accounting environment theory to discusses the necessity of the fair value model and fair value measurement model is the trend of China’s market economy development. Secondly, on the basis of introducing the company profile and investment property case, this paper analyses the case of initial and subsequent measurement about J Company investment property fair value model. Thirdly, this paper focuses on in-depth analysis of the impact of J Company investment property applied in fair value model for the company’s balance sheet, income statement and the main financial indicators, relatively to the historical cost model. By analyzing the available, the fair value model used optimizes J Company relevant financial indicators and improves the relevance of accounting information. Finally, J Company applied in the fair value model exists investment property conversion, volatility, information disclosure and other issues. Aiming at these problems puts forward improvement suggestions, and then summarizes the revelation to the real estate industry:to sound relevant guidelines, improve the regulatory environment, strengthen information disclosure normative, in order to promote the fair value model effectively applied in China.
