With the continuous progress of the rapid development of science and technology economy,has undergone significant changes in social life.Started at the beginning of the eighties of the 20 th century the property services industry,experience the transformation and upgrading of several,have been made only for the real estate industry to provide simple supporting services subsidiary roles,change into innovation,to create the market,create a professional brand new life service platform.Based on the limited awareness of the property services companies and their project leader,the existing incentive mechanism and performance appraisal system,has been unable to meet the new requirements of the new economic era for property services companies.With the industry background and industrial properties,through literature research,the performance assessment theory and method are summarized,and provide a theoretical basis for the development of diagnostic tools necessary for case study;to S property company as an example,according to the basic principle of the method of case study,the current situation of performance appraisal is responsible for the project of multi dimension strategy oriented analysis,using the methods of questionnaire and interview of enterprise diagnosis on the performance appraisal problems of S property company;qualitative research and quantitative research methods,analyzes and evaluates the design and assessment of the performance of the driver the person in charge of the project evaluation index system;comprehensive use the target evaluation method,the Balanced Scorecard KPI appraisal method,performance appraisal method,performance appraisal method of 360 S property company responsible for the project performance appraisal system.The design and experiment of application of optimization scheme,to achieve the enterprise,project and individual and the game is won,positive evaluation case of enterprises.Main research innovations in for the comprehensive application of the four kinds of performance appraisal methods: the method of appraisal target reflects the performance appraisal process on company strategy driven response and implementation;"balanced scorecard assessment method reflects the performance evaluation process of pure financial performance broken and correction;KPI performance appraisal law" reflects the performance appraisal process on the impact factor screening and weight set,"360 degree performance appraisal method reflects the performance appraisal process the evaluation data in full view of collection and use.
