In order to define the real estate project in the investment decision-making stage of the feasibility study, guide development and construction in the practical work of office building feasibility, explore to combine the project management theory with the specific development project practice. Based on myself responsible LiuDong new district of liuzhou city QY financial centre project investment decision-making as the research subject, in the background of research project development, project positioning and planning research, analyse the benefit evaluation of alternatives, and use fuzzy comprehensive evaluation model of more practice, establish project risk evaluation index system, find the presence of quantitative risk project analysis, get the total risk size and offer the corresponding risk management measures against the occurrence of a higher probability of risk.In the research process, this paper uses literature research by looking at the large amounts of the literature of real estate project feasibility, understands the benefit evaluation and risk analysis of existing research results in detail. On the basis of using the modern project management theory, system theory and the PTCA circulation and so on, puts forward the methods applied to the feasibility of the early stage of the real estate project investment decision. This article also interviewed LiuDong new area to the relevant planning imagination LiuDong new district, investigated the liuzhou's main office bulidings, collected the project for the construction of the characteristic and main rental index, then fund the current liuzhou office market opportunity and anticipated the QY financial centre project orientation. In project planning scheme is selected, the investment estimation, income estimation and the main financial indicators, use economic benefit evaluation method, determine the two economic feasibility and through the comparison of input and output, choose a better pace of development. Considering the real estate project development in a long time, and the macroeconomic environment, industrial structure adjustment and market development trend are closely related to the factors, so need to estimate the project development process of the main risks and then take preventive measures, prepare for the project construction operation in advance.To sum up, through the comprehensive analysis of the QY financial centre project, it is economically feasible and risk control, will meet LiuDong new district development needs. Positioned for the high-end ecological intelligence headquarters business center will have a good market foundation, and possiblly grab the new high-end office market, lead the new city of outstanding industry enterprise agglomeration platform, promote liuzhou industry headquarters economy with the rapid development.
