Along wit h the steady and rapid development of C hina's economy, the real estate industry has greatly development. At present, the real estate market is on a daily standardizing scale, the access to this industry is increasingly difficult and the competit ion has become increasingly fierce. The success of real estate marketing will directly determine the developer 's surviva l and development. Xing yu lin- Ten miles of water, developed by C hangsha TRUMP C orporation, is a new C hinese water-embracing housing estate integrated with Huxiang C ulture. To stand out in the increasingly competitive market, the development project of Xing yu lin- Ten miles of water has to relying on its product exclusive advantages, draws up and imple ments the right marketing strategy.This paper conducted a market survey on the current actual and potentia l demanding, and analysis on the marketing environment of this project through the three angles: marco, meso and micro. Thus, it analyses this project by applying SWO T on the strengths and weakness of its product and marketing conditions, and the opportunities and challenges in the external market. Then proposes the differentiated mass marketing strategy idea according to the 4P theory based on the framework of 4P, and fina lize the implementation of steps and specific practices in marketing strategy.Marketing contro l is an important component of marketing strategy, which makes the enterprise more actively respond to market changes, helps enterprises to build competit ive strengths. In order to ensure the implementation of the marketing strategy, this paper put forward the thought of marketing control and its specific standards in the aspects of marketing rhythm, sales progress and sales price. At the same time, the effective imple mentation of the real estate project marketing measures require the support from enterprise internal resources, and this paper also consider how to ensure the effective imp lementation of the project marketing strategy in the aspects of human resource and organization guarantee, construction application and engineering construction guarantee, financia l guarantee and etc.In this paper, the research results will not only play a decis ive role in the successful operation of this project and directly contribution to project sales, but also promote the management and administration of the developer, C hangsha TRUMP Corporation.
