Since 2010, our country has promulgated a series of policies to control the real estate market, such as the drafting of the "Housing Guarantee Act", the tighten concessions of the house deed tax and then the issue of "State 11", although some of the policies is slowing or lifted at this stage, but still cannot change the even more grim status of the real estate market. Real estate companies have gradually started to realize that they cannot survive in the complex market environment if depend on their own power alone, and only to rely on the operation of supply chain enterprise, complementary and integrate the advantages of the chain enterprise resources, can make their own a foothold in the real estate market. However, from the view of supply chain management, kinds of suppliers are the main components of the supply chain, therefore, supplier management is scientific or not directly related to the future development of real estate company, only to strengthen the collaboration with suppliers, and to be partner with them, can ensure the stable development of the real estate supply chain. Based on the above, the research direction of this paper is the real estate supplier management based on supply chain collaboration.This paper firstly studied the status of supplier management of JL real estate company systematically, analyzed some practical problems existing in the company, mainly the following five areas:supplier evaluation and assessment method was not perfect, the supplier classification method was not enough scientific, lack of standard supplier performance appraisal program, supplier relationship management was not perfect, the electronic information system was not perfect. Secondly, in the perspective of supply chain collaboration, to propose appropriate adjustment strategy for each of the above problems, by building "synergy" concept, improving supplier management processes, mobilizing supplier’s enthusiasm to collaborate and updating electronic information system collaborative business, to access the overall maximum benefits of the chain node enterprise. Finally, in order to ensure that the new type supplier management system of JL real estate company can run smoothly, the company proposed a safeguard measure of "improve strategic support and enhance the comprehensive ability, enhance information delivery, strengthen the company culture". In order to avoid a variety of negative factors during operation, the company analyzed various risks that may occur and the proposed risk control strategies.It is a complex system engineering to manage real estate suppliers in the perspective of supply chain collaborative. In this paper, the supplier management is to co-ordinate each of the management link, not to aim at a particular step, but based on the establishment of "synergy" philosophy with suppliers, by using the collaborative e-commerce tools, and strengthening performance management strategy, to build collaborative situation with moderately competitive. Therefore, this paper can grasp the entire management process of the real estate company supplier management in this system, to grasp the key points to improve, and to seek a system with practical value and application value. If this improvement program can be successful in JL real estate company and get good yields, the management strategy with practical value can be used in other similar size real estate companies, to let more real estate companies learn, and to drive the current downturn statue in the real estate industry. |
