Property management in universities refers to the management of property in colleges and universities.Under the background of the socialization reform of university logistics,the socialization reform of property management in universities has also become the focus of problems to be solved.At present,the establishment of a set of efficient university property management mode that can combine the educational function and market performance as well as can further realize its core“service” value is among one of the practical problems to be solved in current academia.After studying the property development in universities over the years in China,the author confirms that the property development of universities has made great achievements.At the same time,the author points out that there still exist several serious problems in the management of property in universities such as serious administrative constraints,poor marketization and specialization,backwardness of management system and lacking of incentive mechanism,lacking of a sound evaluation and supervision system as well as poor participation of teachers and students,et cetera.The author explores the development of property management and excellent management mode in foreign universities and summarizes the points worthy of learning in foreign university property management modes: independence from university administration;realization of complete socialization;operation by enterprises;implementation of incentive management;establishment of perfect supervision and security system;cultivation and improvement of service awareness and innovation awareness.Based on the above research,the author finally puts forward the management mode of the university-enterprise collaborative property management based on various incentive theories.This management mode offers definition of the principal parts of property management as well as combines the target management system and the system of rights and obligations.Then,according to these systems,the authors puts forward measures to realize the effective mechanisms mentioned above includingthe establishment of a sound organizational structure;the establishment and improvement of rational pay distribution system;the establishment of emotional incentive mechanism;the establishment of a scientific encouragement,evaluation and supervision performance appraisal system,et cetera.In the last several parts of this thesis,the author takes the property management of A university as an example,validates the university-enterprise collaborative property management and evaluates the effect of this property management.
