The Study Of Unified Information Management System Of Real Estate In Colleges And Universities

With the continuous developing of China ’s real estate unified registration work,research and practice on real estate information integrated management of building and land,can provide scientific and accurate basic data in a timely manner.Most of the land colleges and universities was acquired by means of transfer,the changes of ownership,but,internal housing in those places were expanded with the development of school,the type,use and ownership are always in dynamic change.Surveys show,the existing housing and land management in colleges and universities mostly adopts static management,manage property rights information by using CAD engineering drawing,it could not objective reflect the real problems of real estate title,and it does not meet the real estate unified registration requirements.Therefore,researching on ujnified management system of real estate information has important practical significance for generalizing real estate registration,improving registration efficiency and for ensuring the legitimate rights and interests of universities in registration.This paper based on the unified information platform,unified data,unified standards,unified content of the four unified registration principles,starting with basic information requirements,by analyzing its semantic connotation,combined with specific management objectives and management requirements,puts forward ideas,methods and technical processes of unified management system construction of real estate information in colleges and universities.It includes the following contents:(1)The paper introduced and reviewed the domestic and foregin relevant research on unified information system of real estate in colleges and universities,by analyzing the prerequisite and requirements of system construction,it designed the overall framework of system platform construction;(2)Through the analysis of attribute data integration pattern,constructed real estate attribute data;(3)Analyzed topological relationships between land basic unit and housing basic unit,introduced the basic character of property right and the three-dimensional spatial data model of property right body,realized the effective expression of three-dimensional property right body in the system;(4)Took China University of Geo-sciences(Beijing)for example,according to the required system functions,it chooses a unified information platform and indicates the key technologies and methods,for the integrated attribute data and spatial data management.The research results showed that,the system integrated information resources of real estate management in colleges and universities,met the daily management needs,provided technical support and data support to achieve real estate unified registration.
