In view of the significant multi-factor influence of real estate price,this paper,from the perspective of universities and hospitals,explores the relationship between real estate price and it from the theoretical and empirical levels in an all-round and multi-level way.Based on the derivation of mathematical model,the mechanism of universities and hospitals affecting real estate price is analyzed.Take Beijing as the research object,uses a variety of data analysis and econometric model method,studied the link between colleges and universities,hospitals,and real estate prices.This paper first draws on the existing research from the theoretical level,deduces the theoretical model of capitalization of public goods,on this basis,analyzes the possible influence mechanism of universities and hospitals on real estate prices,and uses correlation to test the correlation between universities,hospitals and real estate prices in Beijing.In view of the population size and the activity of the real estate market in the sixth Ring Road of Beijing,the average unit price of houses sold in second-hand residential areas in the sixth Ring Road of Beijing is selected as the research object,and the spatial autocorrelation of real estate price data is analyzed by using exploratory spatial method,and the appropriate explanatory variables are selected to be included in the regression equation.In order to construct the spatial econometric model and geographical weighted regression model to study the spatial interaction of price.According to the model regression results,this paper discusses the influence of distance factor and heterogeneity factor on the real estate price of universities and hospitals,as well as the spatial influence degree of universities and hospitals on the real estate price of different regions.Research results show that: 1)the public service to be able to forward to the prices,capitalization through the correlation test showed that colleges and universities,higher real estate prices in hospital,the distance factors significantly related,the correlation between different types of colleges and universities and real estate price direction and significance level differences,the correlation between different grade hospital and real estate price difference is small.2)All kinds of characteristic factors have a significant impact on the real estate price,and the distance factor of universities and hospitals has a significant driving effect on the real estate price.3)The housing price of second-hand residential areas within the sixth Ring Road of Beijing is significantly affected by the number of road rings where the samples are located.It shows a radially decreasing trend from tian ’anmen Square as the center to the periphery,and has a significant spatial positive autocorrelation in geographical space.4)The spatial lag model is used to perform sample grouping regression estimation,and the results show that there are differences in the real estate price changes caused by the heterogeneity factors of universities and hospitals.The results of the model after introducing dummy variables show that,within the radiation range,the close interval has a greater pulling effect on the real estate price;Different types of universities and hospitals have different influences on the real estate price.The double first-class and first-class discipline construction universities have stronger pulling effect,and the difference between hospitals is small.To a certain extent,universities and hospitals will jointly drive up property prices.5)From the perspective of local spatial heterogeneity,universities and hospitals have different spatial impacts on real estate prices,which have a negative and significant impact on the real estate prices of most sample points.The conclusion of this paper can provide a reference for the government to make decisions in urban planning and allocation of public resources,and also provide a basis for the pricing,marketing and housing consumption decisions of real estate developers.
