Local public goods supply has an important influence on the housing value,which is called capitalization of housing price by scholars.The existing research shows that the value of learning education has a positive effect on appreciation of the housing value.But because of real estate development level in different areas and discrepancy of land supply level,is there any difference in the effect on house price capitalization in different regions?There are still few research studies on this problem in China.In the thesis,we have a deeper discussion on the characteristics of the price theory,which is combined with the primary school education and residential conditions in Nanjing city.There are four districts,including Gulou District,Qinghuai District,Xuanwu District and Jianye District,we analyze samples from different four districts.Based on the date of the 2015 secondary housing listing data by Soufang Internet,it analyzes residential characteristics and specialized prices of the four main cities of Nanjing City,organizes the hedonic model adapts to residential market in four main districts,explore the impact of school qualities on housing price.And then analyzes special difference of cost capital of Nanjing primary school education housing quality and housing costs in different districts,as evidence in different regions,different educational quality affects the premium of housing value.Studies have shown that:In the case of other condition unchanged,when primary level raises 1 grade,housing prices raise by an average8.654%.When the community distances to elementary school increase 1%,housing prices falls by an average 0.071%.When the number of special-class teachers increase 1%.housing prices raise by an average 4.498%.The result of research shows that with the closer distance to school,more special-class teachers and higher grade of primary level,the housing price will be higher,which reflects the impact of primary education resource distribution on housing prices.
