Research On Capital Operation System In Protection Of Historial Architectures

It has been proved by a large number of practices in protection and reutilization of historical architectures both home and abroad that the biggest difficulty the protection work of historical architectures faces is the lack of capital. In China, especially, the capital of historical building protection cannot completely meet the protection demands of historical architectures. The capital that can be utilized in historical architectures with lower comprehensive values is even scarcer. With the constant innovation of protection concepts and constant expansion of protection scope, the traditional model of sole reliance on government investment is too singular. The current model, however, leads to inflexible operation model after building renovation. Therefore, special protection fund cannot meet the demands on renovation and renewal of buildings. The traditional investment model cannot meet the new requirements of special cultural industry on historical building operation under the new normal. Then, what other channels do we have in terms of obtaining capital for protection and utilization of historical architectures? What kind of capital operation system is sustainable, reproducible and circled virtuously? How do we provide sustainable and effective incentives to the capital platform participators?Targeting at the abovementioned questions, this thesis starts from historical building protection practice as well as relevant theories and research both home and abroad, carries out research on protection capital operation models from developed nations in Europe and North America, which has an early start in protection work of building heritage and a complete protection system, chooses several typical cases of capital operation in China for comparison and analysis, and comprehensively summarizes the current situation and problems faced by the work of protection and utilization in historical architectures in our country. Through profound research on advantages and disadvantages of many financing models as well as achievements and practice of historical architectures protection in Tianjin, especially analysis on protection experience of Tianjin Historical Architecture Restoration and Development Co., Ltd. as a case, the thesis proposes the concept of “protective utilization”(maintaining project vitality while protecting), preliminarily establishes a capital platform system, which is dominated by an entity company through protection and utilization of historical architectures, and carries out exploration on operation mechanism of capital platform.This study intends to propose solutions for the abovementioned crucial capital issues during the practice of historical architectures protection, explores public participation and the “protective utilization” path of historical architectures by private capital, hopes for integration of the current resources through introducing opening thoughts and technology, such as mobile internet and internet finance, provides some ideas to the course of “protective utilization” for historical architectures in the current stage of our country and develops new ideas for theoretical research.Through research, this thesis has made the following three conclusions: first, it is imperative to integrate relevant resources through establishing protection platform of historical architectures. The establishment of this platform is a method for resource integration as well as a leaping-forward development and comprehensive transformation for protection of entity company. Second, it is a trend for mobile internet to be applied in the platform. The mobile internet has entered into the life of the mass public and become a way of life. In the age of “Internet+”, the combination of internet and traditional industries of historical architectures protection and utilization has a broad development potential. Third, the internet finance is good for innovation and diversified development of historical architectures protection. The internet finance could encourage the public to participate as a protector and attract large amount of private investment at the same time. It is not only a way of financial innovation, but also a brand new reconstruction of diversified protection system for historical architectures.
