Research On The Maturity Evaluation System Of Real Estate Project Management

Over the past twenty years,China’s real estate industry has developed rapidly,because of the huge economic benefits of the real estate industry,more and more funds into the real estate business.At present,the domestic Real Estate Company are not good project management ability,project quality uneven,in recent years has undergone many real estate development quality accident,the blind pursuit of development speed,ignore the engineering process management is the current real estate development in the process of common problems.Although the domestic engineering acceptance specification and a series of laws and regulations,but the feedback are more inclined to individual construction results,the lack of overall evaluation methods in the process of construction management,the evaluation system of some domestic and foreign construction engineering quality,the same limitations in the construction area,there is no systematic evaluation for project management.Some applications of the project management maturity model,mostly for the entire project cycle evaluation,for real estate enterprises,the evaluation of the project management is too broad.Therefore,in the real estate project management field,need to have a quantitative evaluation mechanism,to project management maturity evaluation and feedback to the project management decision-makers project management ability,also provide the evaluation management personnel management quality of the real estate development enterprises.This paper based on the project management maturity model,construction quality assessment system at home and abroad,the organic combination of them,using the analytic hierarchy process,DMAIC project development process,the construction is suitable for the quantification of the real estate project management maturity evaluation frame.Further,this paper takes the framework as a guide,in order to implement the quality evaluation system of a Real Estate Company as the prototype,the specific application of the model is carried out.Practice shows that the application of the evaluation system,the level can not only reflect the quality of project management,and in the process evaluation appraisal,gradually improve the implementation of project management level,further reduce engineering complaints rate of real estate enterprises,improve the company’s brand value.Should be able to achieve the unified assessment system in the area,the local real estate development quality problems will also have a positive effect,to achieve the development of the whole area of the project quality.
