With the rapid development of urban’s construction,land become less and less.The Development mode of land become inventory from increment.The inventory land has become the big city and megalopolis development pattern.How to control the total amount of super-large city downtown,control population scale,mining the potential for land use and save valuable land resources,reasonable control population scale,mining the potential for land use and save valuable land resources,promoting rational utilization of land,solve the scarcity of land resources and the development demand of prominent contradictions,must determine the appropriate overall development capacity.In many countries and the domestic economy developed city started the inventory construction land planning and research.For tianjin,in the period of rapid development of urban construction,urban construction has been mature,a year downtown land is reducing gradually,the renewal of the stock of land for construction purposes of development and utilization become the center of tianjin city land use updated new trend.This article combines real features in city center,in the regulatory detailed planning level,the definition and connotation of the stock of land for construction purposes for further research,determine the spatial distribution of city center inventory construction land,and to analyze the current regulatory detailed planning,for the comprehensive assessment of the current regulatory detailed planning.In stock on the basis of construction land spatial data,a general density zoning model of the stock of land for construction purposes,the total amount control is put forward for the development of the stock of land for construction purposes,in addition,from the perspective of land economy,put forward the economic concept of plot ratio,building economic volume rate model,combine inventory construction land value and urban planning.And put forward corresponding planning Suggestions,to improve inventory construction land planning,focus from promotion planning principle,the different types of area planning advice.In order to ensure the planning and implementation of effective connection,combined with the conditions of the implementation of the stock of construction land is difficult to put forward the stock of land for construction purposes of the annual implementation plan,in addition to the inventory construction land development pattern in depth research.
