With the saturation of China's residential real estate industry and the introduction of real estate control policies,more and more real estate developers have shifted their eyes to commercial real estate.Commercial real estate has come an important role in city planning,and with the improvement of living environment,commercial real estate glow with vitality.Although commercial real estate is also facing a certain inventory problems,but overall,or good investment in land developers hot.Commercial real estate investment and the high return on investment characteristics,so that in the high yield,there are high risks.However,the research on the investment risk management of commercial real estate project in China is not perfect enough.Many real estate development enterprises lack experience in the management of commercial real estate,and there is no mature system.This has led to many commercial real estate development enterprises,especially from the residential real estate industry to commercial real estate development enterprises,investment failure cases.Therefore,the current commercial real estate projects how to do a good job risk management,including risk identification,risk assessment and risk prevention and control is particularly important.Based on the project of Mao Ye center in Liaoning,Jinzhou Province,this thesis studies the risk management model of commercial real estate project in China,combining with the related theories of project risk management.Jinzhou Mao Ye center project is Mao Ye Group in Liaoning Province,following the Shenyang Mao Ye center,and then a commercial real estate project.This study first sort out the related theories of commercial real estate project risk management,and then make a thorough understanding of Jinzhou Mao Ye center project.Based on a full understanding of the project development and marketing of the three stages,starting from the three stage,there may be a risk of the project implementation process were summarized and analyzed,and the relevant experts and the responsible person to recognize the risk of induction.And the identification of project risk assessment,finally according to the evaluation result,the risk prevention and control strategies given project funding,project bidding,project management and operation management of post operation funds key corresponding risk factors.Enterprises in the investment in the development of the project to minimize the risk of loss,but also for other project investors risk management work to provide reference to avoid future commercial real estate projects unnecessary economic losses.
