Research On Operation And Maintenance Management Of Large-Scale Commercial Projects Based On BIM

Over the past 30 years,with the popularity and rapid development of computer technology,manual drawing using traditional drawing board is replaced by electronic drawing based on CAD technology,which greatly improved the efficiency of design work.In recent years,with the development and application of BIM technology,more and more design work and construction management work improved efficiency by using BIM technology.Design and construction management work was therefore more refined,saving time and cost.With the promotion of "Internet+" national strategy,commercial buildings have evolved from traditional building entities to multi-functional intelligent buildings,and operation and maintenance management research was put on the agenda.Attempt of BIM technology applied to operation and maintenance management of a large-scale commercial project faces a huge opportunity for development.In 2004,the United States evaluated the efficiency losses in the commercial operations sector and found that the costs incurred by owners and opertors in operation and maintenance management were almost two-thirds of the total costs,and the efficiency of operation and maintenance management was extremely low.At present,the methods and techniques of the operation and maintenance management in our country are relatively backward.A new technology is urgently needed to improve the operation and maintenance management.Carry out BIM application research in the management stage of commercial project,construct the digital solutions to operation and maintenance management,which can effectively solve the practical problems in operation and maintenanc management,improve the management effect,and explore a set of stable,reliable,economic and efficient methods of operation and maintenance management.This paper first analyzes the key points and difficulties of the operation and maintenance management of large-scale commercial projects.Based on the concept,characteristics and application of BIM technology,this paper puts forward the idea of using BIM technology to carry out operation and maintenance management,and analyzes the value and the existing problems application of BIM technology in operation and maintenance management,aims to propose a more scientific method to improve efficiency of operation and maintenance management in large-scale commercial projects.This paper focuses on the analysis of ideas and methods that BIM technology used in operation and maintenance management of large-scale commercial projects.Through the construction of service platform based on three dimensions included data,functions and users,discussing the information solutions to operation and maintenance management.Through the comparison with the traditional operation and maintenance management,this paper concludes that BIM technology has practical advantage in operation and maintenance management.This paper fully studies the application of service platform based-on BIM technology in user management,customer management,spatial planning and operation management,as well as the application of BIM technology in equipment management,maintenance and repair in facility management.At the same time,this paper discusses the possibility of application of VR,AR and front-projected holographic display in BIM technology.At the end of this paper,by analyzing the application of BIM technology in operation management and facility management,it is proved that BIM technology has great practical value in the operation and maintenance management,and the development of BIM technology is prospected.
