The urban development in our country has gradually transformed from increasing the amount of expansion to stock updating,how to rejuvenate the old buildings,endow it with new functions and make it adapt to the market demand is an important topic.Large commercial building plays a great role in enriching the urban landscape and function supporting,meanwhile,which had been the important channel of real estate investment and asset allocation,from 2000 to 2014,large number of commercial buildings in the whole country were constructed with the features of largeness,deep plan and square format,which were commonly called as “box commercial building”.Owing to the single investment channel,large number of capitals were invested in the commercial real estate field,which caused the stock surplus of commercial building and surpassed the social consumption demands thus to cause insufficient occupancy rate,low rental,repeated commercial activities and homogeneous competition of partial commercial buildings.Meanwhile,with the development of the network economy and e-commerce,some traditional commercial buildings lacking of characteristics such as department store and supermarket were difficult in operation and were needed to seek for new path and breakthroughs.Under this background,restructuring the “box commercial buildings” built in the 1990 s and at the beginning of this century has become a positive try to revive the vacant building stocks and solve the predicament of the traditional commerce.The research,from the perspective of private fund,discuses the economic operation mode of the “box commerce” building reconstruction,and research the reconstruction strategy of the traditional commercial space from the aspects such as spacial upgrading,function transformation and service operation capability enhancement.The paper,by the means of field investigation,specific practices and cases as well as industrial cooperation,obtains the basic information of the commercial building reconstruction,based on this,conducts research from the perspective of combining the economic operation mode and building design.As for the economic mode,research the reconstruction strategy from the perspective of the private funds of real estate,as for the buildings,mainly research the difficulties and solutions of reconstruction.Finally,combined with the project of Beijing Xingjiefang Shopping Center which I have participated in in the whole process,introduce the methods and implementation steps transforming the “box commerce” into commercial complex for office work in details.The innovation point of the research lies in the combination of the economic operation mode and building design strategy and providing the referential ideas and methods for the commercial building reconstruction project.
