Research On Managing The Configuration Of The Electrical Facilities System In Refined Decoration Residential

With the transformation to the intensive society,the government has begun to vigorously promote the coverage of residential renovation and introduce the newly built residents with once-for-all or menu-style decoration,setting a single price for all the finished-product houses.Thus,it will become a new standard for commercial housing to be delivered with fine decoration,which will also help save energy and reduce emission.As an important part of the residential area,electrical project is considered the key to the real estate development enterprise in terms of cost and maintenance,especially in refined decoration residential,which has a higher request on the reliability and practicability of electrical project compared with traditional housing.Meanwhile,from the perspective of property management,the mature management of electrical facilities system also reflects a high level of property management.In the paper,the author is conducting an overall analysis and study on how to manage the electrical project system configuration in refined decoration residential to improve the quality of products and management level in later stage on the basis of his practical experiences in this term.There are four main aspects as follows:(1)The cost of electrical project in refined decoration residential is evaluated by Activity Based Classification.It turns out that the key factors influencing the cost of refined decoration residential include power supply and distribution,intelligent construction,air-conditioning system and elevator equipment as well as parking and vehicle management system.And by learning and analyzing the maintenance information,the prospects of the study are determined according to the factors which are considered most by users,including intelligent construction,air-conditioning system and parking and vehicle management system.(2)The intelligent construction management in refined decoration residential is studied.It achieved success to use innovative networking mode and new intercom equipment,which is significant to the development of intelligent construction and maintenance in refined decoration residential.(3)The parking system and air-conditioning system in refined decoration residential are analyzed.After comparing vehicle control system with stereo parking system,two advanced parking system used in traditional blank housing,a better parking system suitable for refined decoration residential can be determined.Then,according to the study on central air-conditioning system,it is concluded that which system is more economical and convenient to maintain.(4)Other electrical projects adopted in refined decoration residential are also studied.The author briefly introduced the problems and solutions in the design and construction of refined decoration residential based on his working experiences in Qiting and it comes a conclusion that integral design must be adopted in refined decoration residential.
