These years,with domestic and international changes in economic situation,the overall situation of China's real estate market showed a downward trend.Except for a few cities,almost all of the China's cities had declined for several years in the real estate market.The current real estate market is oversupplied,on the one hand,the real estate market construction costs continue to increase,on the other hand,it is a weak market.In this context,the real estate enterprises are urgently need to strengthen the cost control to reduce the cost of expenditure from fundamental,so that it can improve the profit margin and maintain the development of enterprises.Through optimizing the measures of cost control,they can improve the enterprise's core competitiveness eventually.This paper will be described from the following three parts:Firstly,this paper will explain the research background and significance and the existence of the real estate enterprises and the phenomenon of the real estate market.At the same time,this paper will analyze the current status of research at home and abroad.Through the theoretical analysis and the cost control methods and characteristics of Q Real Estate Company,the author will put forward the research content and research methods of the whole paper.Secondly,this paper will analyze the cost control case of Y project to summarize the characteristics of the company's cost control,and find out the problems of cost control in the construction stage and research and analysis of the causes of the problem.Finally,this paper will analyze the problems in the implementation of the Q group in the Y real estate project.Through the establishment of a unified system of cost control,this paper will combine the theory of dynamic cost control to demonstrate of the importance of the theory of "priority" in the process of real estate development project.This paper will be based on the combination of theoretical and practical cases and put forward the solutions to the problems faced by real estate enterprises at present to provide some valuable reference for the real estate enterprises to enhance their competitiveness.
