In view of the problems in the development of high density residential community,this paper attempts to introduce indexes that are suitable for guiding the construction of high density residential district by analyzing the indexes of the current residential environmental quality.Based upon residents' spatial behavior and visual psychology,we have proposed these new indexes to improve the livability of dwelling areas.First,following a definition of high rise and high density residential community and its livability,the paper,in terms of space,greening and traffic,analyzes approaches that are adopted to improve high density residential environment at home and abroad.Hence,we establish rules and principles which provide the basis and direction for expanding indexes.Subsequently,from the trend of the three-dimensional development of high rise and high density,combining with the residents' spatial behavior,we expand the indexes of the public residential space and traffic.In the aspect of public residential space,we suggest using 3D Open Space Ratio and 3D Space Volume Ratio which take the open-air space into account according to a certain ratio,so as to encourage the supply of open space and to be associated with the open space and development intensity.As for traffic,the paper divides it into "Roadway Area Density" to encourage developers to increase air gallery to improve the walking network of high density residents.Then,through an analysis of the visual impact for residents,we suggest using a three-dimensional dynamic index "Green Looking Ratio",which is somewhat popular in evaluating the quality of the greening visual quality in residential areas.We select indexes that cover parallel and vertical view angles to evaluate spatial openness.The "Visible Ratio"and "Open Index" are employed to evaluate the dynamic changes of residents' walk view,and gridding method is imported to calculate visible ratio so that it can simplify the software-dependent calculation of spatial openness.For residents' vertical view,we use"Sky Exposure Plane" to classify the residential building spacing of different development intensities."Sky View Factor" is used to establish a calculation model to estimate the sky horizon under high-rise buildings.Lastly,considering the ecological effect and the characteristics of high density residential community,we propose to use "3D Green Volume Ratio",changing the traditional pursuit of area expansion into pursuit of quality.The 3D green ratio is based on the simplified calculation model for green quantity that stems from contrastive analysis and integration of various forms of measurement.3D green ratio,which associates green areas with development intensity,encourages vertical greening in residential areas and emphasizes the combination of arbors,shrubs and grass.On the premise of high rise and high density,this paper puts forward indexes in favor of better residential environment and points out the direction to improve living conditions.With the control and guidance of indexes,property developers will reduce their development intensity and build more residential open space and green space,thus increasing the livability of the high rise and high density residential community.
