Study On The Public Service Facilities Maturity Of Real Estate Projects

Recently, with the continuous improvement of our country urbanization level and the good development of macroeconomic trends, the real estate of our country has got very fast development and become one of the most important industries in China. In promoting the development of national economy and improving people’s livelihood, the real estate has played a very important role. Good prospects for development in the real estate industry has attracted a large number of investors who has invested heavily in real estate construction project.But since the competition is intense, the entire real estate industry production model is being changed from extensive production model to intensive model which is to improve the quality of residential building. With growing demand for living conditions, if the real estate developers want to stay ahead of the competition, they must improve development of public service facilities and quality housing.Based on public service facilities of real estate development project, the article First expounded related basic theory and content of the maturity of the public service facilities.Based on the reference of related research status at home and abroad, follow the principles of index system building, this article has setted up maturity index system of real estate public service facilities from 6 aspects which include health care facilities, education facilities, cultural and sports facilities, education facilities, finance, post and telecommunications facilities.Secondly, on the basis of index system building, public service facilities maturity of real estate development project is evaluated by the method of fuzzy comprehensive evaluation combined with AHP.Using analytic hierarchy process to determine the weight of each index, through the study of public service facilities maturity evaluation, the article offered the reference suggestion in government planning of public service facilities, the construction of development company of public service facilities and living comfort of the pursuit of consumer, and made them have a scientific and comprehensive understanding on real estate development projects of public service facilities.Finally, based on the public service facilities maturity model of real estate development project, the specific project of China Real Estate Group in Shenyang is evaluated by means of empirical analysis.The result indicates the efficiency of the model and provides the reference for the science evaluation of estate development project of real public service facilities.
