According to the United Nations for the aging of the national standards, China has been running into an aging society since 2000. Due to differences in China’s traditional culture and the concept of consumer and market copy foreign pension real estate model of "ism" few successful cases, domestic pension real estate is still not stable development pattern, the majority of enterprises are groping forward in the dark.Based on this, this paper selects the real estate enterprise -- HK Company, as the research object, taking the traditional old age culture of Anyang as the foundation and the successful experience of foreign countries for reference. Through the three methods of PSET analysis、 Market supply and demand analysis and Five forces analysis to analyzed. The external environment of HK Company. And with the analysis of the internal environment of the combined by using the SWOT analysis model, proposed HK company endowment real estate market penetration strategy and differentiated competitive strategy, pointed out that the HK company two-step strategy implementation process. Proposed HK company focused on the goal orientation, provides poor dissimilation service for the aged, cross cooperation in the field of medical, establishing industrial cooperation alliance combined strategy of sustainable development route by using intelligent mobile medical technology, planning a HK company to the elderly based security service for the focal point of the low risk, low cost, high capital turnover rate of urban pension real estate development model, and finally puts forward the specific measures of protection.
