The Research On The Pattern Of Stock Land Re-Use In Chengdu Small City

In the context of rapid urbanization, development of urban construction land is closeto the city’s growth boundary, have no new land can continue to support the rapid expansion of the city, the old "extensive" towns will gradually withdraw from the era of the stage, instead of to "the stock of mining" and "relying on" as characteristic of the new pattern of urbanization. Optimizing urban spatial structure and management pattern and fully tap the potential of land recycling is the only way of urbanization development in depth. Although urban redevelopment of land has become an important way for local Government to address land shortage, but no systematic classification for the land, land inventory of support is the lack of land-related policies in the process. Study on land use in towns, further optimization of the land configuration, in order to achieve optimal configuration and best use of land resources. Therefore, through the Chengdu town land classification and to propose appropriate recycle mode and policy suggestion for other small towns provide self with a new reference model, became the focus of this article.Firstly, the present condition of land utilization at home and abroad, institutions and current land use policies are summarized and analyzed in Chengdu on the basis of this small town land classification, classification of two categories:idle land and inefficient use of land. Among them, the idle land is subdivided into vacant lots and abandoned land, inefficient use of land is made up of old, inefficient industrial land and vac ant-property-housing, so as to land use patterns in small towns provide the direction for research.Secondly, the author selected 7 small towns in Chengdu as a sample, analyzed the status quo of land use and summarized the problems in the development of small towns in Chengdu. The author chooses Yuantong Town and Sandaoyan Town as the research object.and makes a summary of the reasons for the formation of the stock of land on the basis of the field research,the land use data arrangement, and the local government exchanges. Then, based on the analysis of the current situation of land use, the author classified the stock of land, and analyzed the scale, type, nature and other aspects of the stock of land. In this paper, the spatial distribution characteristics of the stock of land are analyzed by using the landscape ecology index. On the basis of the analysis of the stock of land, the author summarizes the problems which are the stock of land re-use had to face.Finally, the difficulty willingness to reform, resettlement from the land use, transport to the center of field size and four face stock land-use potential analysis, different types of memory are provided on the basis of this land use patterns, mainly from idle land and inefficient use of land two opponents. According to the spatial distribution of the stock of land, the author proposes the re-use of spatial pattern reconstructed under the same amount of space reconstruction and non premise of equal amounts of the premise. The author proposes two recommended measures to promote the re-use from the stock of land management and land planning policies.
