The world economy has recovered,and the economy is globalizing, witch lead to the increasing amount of trade between countries like mutual real estate investment. London, New York, Tokyo, Hong Kong and other top cities of the world are becoming the main choices for overseas investors, the real estate in Greater London is one of which overseas investment institutions and investors would like to chose. Companies in China have gathered much capital,but as there are too many risks in Chinese security market and real estate market nowadays,it is not safe for them to put their whole money in there.So real estate in London has also become Chinese investment institutions and investors’chose. AS the capital of UK, Greater London has gained a high ranking on investment environment by many real estate agencies in their researches. However, the international economic environment is complex, so dose the domestic environment, urban environment and the market environment of one country.So foreign investors are still facing with many challenges, the investment decision-making is extremely complex.Overseas real estate investment often take a large amount of money,but with less information channels, long investment period, and high risks. How to chose the investment area and objective make a scientific understanding of risks, in the complex market trend and the investment environment are common problems faced by all overseas real estate investors.This paper analyzed the environment of real estate investment in Greater London faced by the investment enterprises, and analyzed the risks they may face.This paper has five parts. First is the introduction and theoretical concepts; the second part uses the PESTEL analysis method as a framework to analyze the macro investment environment of Greater London, also use the Theory of Location Theory and the Theory of Motivation Factors Combination, showing the impact of various factors in the London real estate investment environment.Due to the high independence of policy and planning management in Greater London, this chapter also analyzes the policy and infrastructure environment in Greater London under the framework of PESTEL analysis; the third part analysis the Greater London’s real estate market by the supply and demand, price, yield, real estate market cycle; the fourth part analysis the risks with a few investment examples; Conclusions and implications are the ending.
