Research On The Synergistic Effect In Logistic Real Estate Developers And E-commerce Enterprises

Logistics real estate and the rapid development of e-commerce is driving the transformation of economic growth mode, the impact on the national economy is growing, will become an important driving force to promote sustained and rapid economic growth. In the electronic commerce to promote rapid logistics real estate development at the same time, they are faced with a conflict between the independence of traditional real estate developers and e-commerce enterprises in the logistics real estate business, the disconnection between the two has become the key to restricting the healthy development.Based on the literature review and theoretical analysis. First of all, through the construction and analysis of logistics real estate developers and e-commerce enterprises of the collaborative model, in quantitative analysis based on real a synergistic relationship, cooperative relationship is the premise for the synergistic effect, which leads to a synergistic effect. Secondly, to define them in the synergy and collaboration based on concept network in, from three angles of logistics real estate developers, enterprise electronic commerce, through value chain theory demonstrates the formation of collaborative effect can constantly expand and continue to add value. Finally, it is found that the synergy between the two parties of the five dimensions, respectively is management synergy, operating synergy, financial synergy, and intangible assets, based on the constructed four pyramid structure model of the synergies between the two, and found that intangible assets synergy is the latent variable and the remaining four is regular variable, the pyramid with the endogenous mechanism, expanding, synergetic effect to achieved through the five dimensions. At the same time, this paper establish a collaborative development concept, synergistic effects on management efficiency and realize the information sharing and the specific strategies of the integration of resources, etc., to improve the efficiency of the whole logistics real estate project, enable it to obtain a better development.
