An Analysis Of Developer Behavior In Chinese Real Estate Market

The real estate market is complicated. It involves land market, construction market as well as house property market. Developer, as a principal part of the market, its behavior influences the real estate market deeply. Based on the review and analysis of the market situation, we research and explain the behavior of developer in the land market, construction market and the real estate market. Taking the developer's behavior as object, this dissertation adopts the method of data comparison and game model as tools. Based on the analysis result, we study the behavior of real estate developer profoundly from the angle of the social welfare. At last, in the comprehensive analysis, we put forward the advice of optimizing the real estate market order in our country.This dissertation includes seven chapters. At first, we mainly introduce the research background, purpose and significance etc. Second, the dissertation describes the structure of cost and revenue in the mass, so that we can understand the developer definitely.From the third chapter to the fifth chapter, the thesis analyzes the behavior of the real estate developer in different markets. Based on the problems in the real estate, we emphasize our visual angle on the developer behaviors in land market, construction market and real estate market. In the analytical process, this dissertation appeal to game model and data comparison in order to make the problem more concrete and comparable.In the sixth chapter, based on the former analysis, at first we analyze the influence of developer's behavior in the land market and construction market. Aiming at the problems of the developer in the real estate market, then the dissertation analyzes the influence of the developer behavior to the market efficiency and social welfare. We analyze this influence from theory angle as well as demonstration angle. In the last chapter, this dissertation proposes certain advice of optimizing Chinese real estate order, so that real estate market can have a healthy and harmonious development.
