The need of living is no longer limited to solve the basic living problems.What’s the most improtant factor is the quality of house.Thanks to these rensons,the real estate is devoloping rapidly.It caused that the enterprises are facing fierce competition, coupled with the impact of the recent world financial crisis, China’s real estate industry become more and more sluggish.So many realestates also slow down their steps on investing. The local government also takes some actions to get out of this dilemma and privide a boost to consumption,such as cancel the restriction policy, reduce the taxes on business and interests on bank loans and so on. To achieve maximum profit, the major real estate companies have started looking for ways to control the project cost. At the same time, the public has given great expectations for lower prices, the general keep wait-and-see attitude and consuming behavior also continue to postpone.However, existing projects for public bidding, construction raw materials prices, also makes the construction cost of real estate continues to improve. All these reasons make the real estate market downturn, real estate development enterprises are facing great difficulties. Under the new normal real estate investment growth is expected to further decline in the real estate market continued to adjust, prices will continue to make a reasonable return, developers should continue to speed up the amount of change in the price, to the inventory. Industry profits era has gradually gone, real estate profits positive social normal profit level regression.Due to the continuous intensification of market competition, the real estate market also followed by transformation, for small and medium-sized real estate enterprises must be reform of the enterprise, the enterprise managers should introduce advanced management experience, improve internal rules and procedures, the maximum for enterprises to improve economic benefit.The Tianying to the original song project in the elevator procurement as an example, the purchasing management of surplus days to the original song of were studied.
