Along with the rapid development of China’s economy,the scale of construction projects is constantly expanding..Problems appear in the process of engineering personnel,equipment,materials,and environmental changes;design,method,and money will be the effective implementation of the construction project,will produce different project risk and project risk has been associated with the whole process of construction project operation,resulting in great economic losses,and project risk management has certain practical significance.The LB residential construction projects as the research object,using the theory and method of project management,project risk management and so on,conducts a systematic and in-depth study of LB residential construction project risk management. Finally,This paper introduces the research background,significance,research status,clear contents, research methods, the project risk management theory,identification method investment risk,investment risk assessment approach and LB residential district construction project brief introduction.Secondly,This paper through the comprehensive use of brainstorming,experience and Delphi.This way can avoid the use of a single method to identify risk,and improve the credibility of the LB residential district construction project risk factors.By using the comprehensive analysis method of project risk to identify risk factors of LB project in residential district is divided into three stages.The first stage is to collect the information of the project’s internal and external information and industry bench marking project already exists the risk factors to support the project risk identification.The second stage is the use of brainstorming method,the empirical value method to identify the LB residential district construction projects five major risk sources that is environmental risk,economic risk,management risk,policy risk,technical risk.The third stage according to the above identified five risk sources of 34 risk factors design risk scale,invited experts on risk scale to fill out,after the four round of the experts predict the risk of the project by the management of data processing to form the final project risk list.Thirdly,using the analytic hierarchy process for LB residential area construction projects above the identified risk probability,damage degree,the importance of evaluation,the construction project LB residential grade I 6,grade II risk risk risk,13,III7.Finally,according to the project risk response system,effectiveness,advanced principle of project risk response plan,and each risk measures proposed project subjects provide feasible project suggestions of risk management.LB residential construction project is set technology,economy,management,and other various aspects in one of a comprehensive social activity,affected by natural conditions and human factors,in various aspects of the project there are some uncertainties,through the research of project risk management,ensure project smoothly.
