With the development of rapid development and urbanization of China’s economy, the real estate industry has gradually become one of the major investment sectors. However, in recent years, to curb fast rising housing prices, the state issued a series of regulatory policies to maintain a healthy and stable development of the real estate industry. But it also makes the real estate industry profit margins decrease, increasing the risk of the real estate investment industry.This article is a case study in Tianjin Automobile Industrial Park dedicated auto ancillary residential project risk management, the use of literature survey methods for risk management of real estate projects on the books and a lot of journal literature studied the system and empirical analysis of the Special Purpose Vehicle Industry Park in Tianjin the main conclusions supporting the development of residential projects in the whole process of the major risks that may be encountered in the in-depth analysis, obtained as follows:(a) the whole process of supporting residential project is divided into investment decision-making phase, construction phase, operational phase of the three sales phase and a detailed analysis of twelve risk factors; (2) the importance of the analytic hierarchy process through twelve in descending order of risk:the risk period, sales risk, property risk management, security risks, feasibility risks, quality risk, cost risk, the risk of macroeconomic policy, economic environmental risks, location risks, marketing risks, contractors risk; fuzzy comprehensive evaluation method to get the overall project risk for moderate risk, investment decision-making stage risk, construction risk and operational risk were sold for medium risk, low risk, medium risk. (3) According to the different risk characteristics of each stage of the Special Purpose Vehicle Industry Park in Tianjin supporting residential projects, supporting residential project proposed to reduce the risk of countermeasures.In the case of the national real estate regulation continuing to relax, this paper aims to study the risk management of real estate projects on a preliminary study, through practical case analysis supporting residential projects, enabling developers to better understanding of how to control the real estate project risks.
