Housing industrialization has changed our traditional extensive way of construction and it has become the main direction of China’s housing industry. But the housing industry in China is still in the early stages of development after a long period of development. The technical system of industrialized house and the increase of construction costs is the main constraints during the development of housing industrialization. The introduction of technology relies on the costs, but in another hang, it also leads a lower construction costs. This paper mainly analyzes the construction costs in details. The paper focuses on the analysis of the formation of the construction costs and the costs variances of different construction modes firstly. Then, it analyzes the detailed factors that leads to a higher construction costs through a case. The analysis pointes that the specific factors that lead to high costs is the direct costs during the construction stage. By the breakdown comparative analysis of the labor costs, material costs, mechanical royalties, the result shows that the most important factor is the costs of the precast concrete structure’s production, transportation and installation.Secondly, the paper judges the economic feasibility of project by the analysis of the increased costs and the increased benefits on the perspective of investors. The basic advantage of housing industrialization is scale economy, so the fundamental way to reduce costs and increase benefits is achieve the scale economy. Then the paper analyzes the scale economic on various aspects of the industry chain based on the scale economy theory and focuses on the analysis of the scale economic on prefabricated concrete. The results proved that the scale-up leads to the reduce of costs.Lastly, in order to reduce costs to attract investment and form a large-scale development of housing industrialization, the paper proposes few recommendations from the aspect of policy and the market, respectively.
