Aging of population in developed countries is a widespread problem. As a developing country, our country has already entered the aging society, and the aging process is accelerated to continue. Different from the developed countries, a necessary strong economic foundation in our country has not been well laid yet. The endowment system is not so well organized, and the endowment service system has not been well developed so far. Of all the basic necessities of life:food, clothing, housing and transportation, housing, as the most crucial and fundamental aspect, still claims many problems of life of the aged. Practically, there is potential demand of qualified endowment real estate of the aged as a result of development of society and growth of living standard. It is urgent to develop and construct endowment real estate.However, our country has just had its few steps on providing endowment real estate. At present some companies developing endowment real estate are still trying to find their way ahead. It is still quite empty concerning research and example of the related theory, plan, design, supporting facilities, property service and so on. Anyway, business opportunity shows up when potential high demand meets practical supply shortage. It can be said for sure that the endowment real estate providing service for the senior citizens is the very sunrise industry for the real estate industry. On the one hand, the present national policies on real estate industry like the strict "restriction order on housing purchase" and financial policies prove to be a disaster for ordinary residential real estate industry. The endowment real estate opens another door for the real estate developers. Therefore, it is greatly urgent and practically significant to do research to study an endowment real estate pattern that suits China’s national conditions and fits in the market demand. Its operating mode is the critical point of healthy and orderly development of endowment real estate.This article will carry on the exploration to three typical national endowment estate development—the United States, Japan and Singapore. Drawing lessons from international experience, at the same time, the old-age estate undertakes theoretical analysis, combined with national conditions, on China’s pension real estate opportunities, demand and operation modes. And we will take the example of Shanghai city "Qinheyuan" endowment community to analysis the project operation mode. It integrates real estate and service, and as a resources coordinator, using the form of membership takes profit from the annual membership dues, fees for various services, and the circulation sales of houses to achieve sustainability of the project value. Our country should encourage private enterprise to develop endowment real estate such as the "Qinheyuan", give support in land supply, taxation and financial policy, and formulate rules in the law to promote the healthy and stable development of the endowment real estate.
