Research On Management Planning Of Project Quality From The Perspective Of The Real Estate Enterprise

With rapid development of real estate in China, the real estate enterprises were switching their concentration from early stage of resources dependence to scale development, but now, into refining development stage. In recent years, with house price make a spurt of progress, Chinese government has to increase more regulation which is leading the intensive competition among real estate enterprises. Hence, under such circumstance, project quality control has been aware as the core competency of real estate enterprises.This article starts with the deep analysis of the environment of Chinese real estate industry, and sum up with four challenges specifically in quality control of developing process from current real estate projects, which are from marketization, rapid development, benefit appeals of multiple involvements and insufficient training of technique and skills during project implementation.Facing such challenges, writer brings up five strategies or principles from the angle of project management. They are five principles of systematic planning, active control, strong constraint, benefit balance and maneuverability.Meanwhile, considering the five principles framework and applying the practical management in real estate enterprise, this article provides the project planning of technique and process management by emphasizing the management setting as stated:1. Project configuration standard and quantifiable quality standard, which helps multiple involvements to reach a consensus of quality control.2. Deepen the drawings design and technical scheme management, which solve out the problems caused by rough drawing design from quick development.3. The process solidification and the checking stop-point system, which ensure the proper arrangement during the project implementation, avoiding the hidden risk caused by process quality.4. The samples examine-and-verify and the template guide system, which able to visualize and quantify the standard of quality control.5. Establish the control process of entity measurement and acceptance test,which implement the tracking and detection during the project, in order to control the final result.From the final appraisal results, the application of management planning and standardized process of project quality control is greatly applied with practice project of GLS, presenting in the better quality affirmation of this project.
