The Land resource is precious and limited. With the prosperity and development of China’s economy, the land market becomes active. In this case,fully and rationally using every inch of land has become the consensus of the Chinese people. The urban land is the foundation of the social and economic development of the cities and towns, so its certain level will bring different economic, social and environmental benefits to the town. As a criterion to quantify land assets, the urban land classification not only provides basis for investors and users to make decisions, but also is powerful tool for the government to control the price of the land and allocate the land resources successfully,which shows great significance in monitoring and assessing the land scientifically and reasonably in strengthening the land management and improving the government’s macro-control ability in the aspect of the land market.Having used previous research experiences and achievements for reference, this study takes Marx’s land-rent theory and location theory.Besides that,Urban Land Classification Regulation formulated is an important practical guidance for the research. In the case of the classification of Shangjie District in Zhengzhou,based on powerful spatial analysis function of the GIS platform.Through calculating, using the comprehensive multi-factor evaluation, constructing the land gradation factor systems, and getting the score of the grading unit; studying the way of the diffusion factor attenuation, highlighting the road attenuation’s role in the land grading process;expounding the rationality of the road attenuation to process the grading data;analyzing and proving the above result with the price of the sample land.The Study shows that the urban land gradation method based on Arc GIS of the shortest path attenuation fully produces its advantages on managing the spatial data compared with the traditional linear attenuation method, which fits the actual price more, meets the attenuation law of the urban land price, and highlights the road access’ s role in the urban land grading.Moreover, it also reflects the effect of the railway on walking, showing that it is no longer diminishing as the concentric type with the town as the center,but irregular figure with business centers and the road spread around. Its process to grade is simple. It is easy to learn and spread,which can save manpower and materials.From the results of the gradation, it can objectively reflect the difference of the land use value in the aspect of space.The conclusions are shown below:(1)In grading factor diffusion, spatial linear attenuation method without considering influence of barrier material, using along the path attenuation(shortest path attenuation) maximum in line with the real towns within the walking state. Through the shortest path attenuation method according to the accessibility is divided into different levels of road, giving different level scores, distinguish between different levels of road to walk on the resistance, using Arc GIS spatial analysis ability, analysis of grading range every grid to grading unit the shortest distance. Based on this, the division of land gradation is made. The results intuitive and credibility are greatly improved.(2)Based the data, in the commercial land grading, using the Shang Fu prosperous degree factor as the example, by randomly selected five grids, the two methods are calculated respectively. There is the conclusion that: linear distance attenuation method to getting an average score is 17.3, and considering the cost of the clear on the road distance attenuation, an average score of 35.52 is got by the research. In addition, according to randomly selected five plot, the results of linear distance attenuation rate is 39.17, considering the cost of the clear on the road distance attenuation, an average rating of 52.74 is got.(3)By using the preliminary results of SPSS21.0, the correlation coefficient of the two methods is 0.994, which reaches a highly significant correlation, and showing the interoperability between the two methods. The correlation coefficient between the results of the route cost and the land price is 0.79, and it also achieves a significantly correlation, which also reaches a very significant correlation, the linear attenuation of the grading although also reached a very significant correlation. However, the correlation coefficient of the cost of the path is lower than the correlation coefficient of the path cost. Therefor,The results of the attenuation method of the path cost distance are more reasonable, objective and precise, and more fitting the actual land price. This method can be applied to the diffusion of the rating factors which are influenced by traffic conditions, and it is valuable for popularization.
