Town land grading is a kind of quality evaluation for different areas of the town, the different evaluation of the level of the land is an important basis for the government to have land tax collections, to make the land policy, as well as the land use planning. The commercial land grading work of Lanzhou city is based on the multi-factor comprehensive evaluation method, which is stated by these factors influencing high and low land quality. After a comprehensive consideration of the important degree of the factors, working out these factors which reflect the land quality, adding these together and getting a total value .assess the level of land by the total scores from high to low. This study is based on the land gradation update of Lanzhou city in 2009, combined with Town land grading rules and Town land assessment procedures promulgated by the ministry of land and resources, with the help of multi-factor comprehensive evaluation method, getting the town land comprehensive evaluation of Lanzhou city. The conclusions are as follows:(1) The grading methods being chosen is conformed to the actual situation of Lanzhou cityIt is correct to select the multi-factor comprehensive evaluation method as the basic method to assess the commercial land grading of Lanzhou city. The results were consistent with the actual situation of Lanzhou city, which get lots of professional recognitions in the area of land resources management, achieving an expected purpose. It has also proved that this method is applicable to such place that land market development is relatively backward just like Lanzhou city.(2) The space distribution of land for commercial use shows like a ring in Lanzhou cityThe result of commercial land use of grading obviously shows a cricoids distribution, which means that: the business development of Lanzhou city mainly depends on these business centers that have a great radiation effects. The closer to the commercial and services centers, the stronger the economic active degree is. This is an important embodiment how the commercial cluster effect shows in the land gradation(3) Some computation model in multi-factor comprehensive evaluation method is yet to be perfectedIt is found in the grading of land for commercial use of Lanzhou city that the calculated result on some class factors are not very accord to some practitioners'subjective feelings. But there is nothing wrong with the place, after going back to the original data collection and the calculation process. Therefore, there still might not be some rational places in the factors calculation models. However how to improve it is still needed to get a further thought and research.
