Along with the continuous development of Chinese market economy and the deepening of reform and opening up, the real estate industry has been under rapid development. However, the situation of real estate, which is one of our country national economy major pillar industries, is unoptimistic. The excessively fast development causes the investment in real estate overheated, resulting in the capital construction scale oversized, the blind capital to be serious, commercial housing backlog and many other issues. These questions will cause investment blindness in the real estate industry, which is extremely disadvantageous for our country real estate’s industry development.This article discusses finance appraisal system’s theory and method concrete application question in reality, with the synthesis utilization project management theoretical knowledge and real estate project evaluation theory and method. The methods of this article mainly are the analysis induction, qualitative and quantitative combined, the microscopic and macroscopic analysis integrated.Firstly, this paper has summarized the financial appraisal theory of real estate project, analyzed the tradition financial norm about static analysis, dynamic analysis and uncertainty analysis. After introducing the basic situation of DZ shopping mall project basic situation, this article has carried on the foundation financial analysis, the profit ability analysis and the repayment ability analysis on this project, obtained this project has the reasonable science measure about investment and financing and its risk is small. Then, it has carried on indefinite analysis method, such as break-even analysis, the sensitive analysis, the risk analysis and so on.Thus, it concluded that according to the financial benefit analysis, this project is feasible.The innovation of this paper lies in using the real diagnosis analytic method, unifying the case and related theories, making the foundation financial analysis, profit ability analysis, repayment ability analysis and indefinite analysis on the real estate project of long construction cycle and amount investment, establishing a financial appraisal system about the real estate project, and having certain significance on this project’s development.
