With the development of CHINA urban economy, the increasing number of urban population, the rapid ascension of urbanization level, the urban construction land-use raises immediately, intensify the contradiction of land supply and demand, the calls and pressure became more and more highlighted of realizing the rational utilization of urban land and improving the level of urban land use. As the lion’s share of the urban construction and real estate development, the national real estate development land (residential land, commercial and service facility land) accounts for about 30-40%of urban construction land. So this article in view of the real estate development land use problems were analyzed, and puts forward corresponding countermeasures, improve the level of real estate development of land use, to realize the rational utilization of urban land, improve the level of urban land use is of great significance. At present, in the process of the urban real estate development more land use problems produced, such as the real estate development land requisition and demolition dispute, the village property, etc. In recent years, although a lot of scholars research on real estate development, but much research has focused on the economic angle, for real estate development and utilization of land use problems is lacking during the study. So this article from the angle of macroscopic, systematic research the land utilization of city real estate development.The article combined with the Principal Components Analysis and Case Analysis Method to study the land utilization of city real estate development. At first, I use principal component analysis (PCA) to comprehensive evaluate 35 large cities’ land utilization level of real estate development. The evaluation index system including three aspects:land use efficiency, land use degree, land use management of the real estate development. According to the evaluation results, suggestions were made to the cities that had the problems of low efficiency, low degree and poor management of land use during the real estate development. Because a lot of problems in the process of real estate development can not use specific data index to analyze, so I take the method of the case analysis to analyze some typical problems of land use during the real estate development such as land requisition and demolition dispute, land idle capacity, the uncoordinated situation between urban planning and real estate development, the village property, find out the causes of problems and puts forward some countermeasures. Finally, combining the above analysis results, systematically sums up the problems existing in the land use during the urban real estate development, and puts forward some countermeasures.
