Land is the resource of human,it is the place of production and living activities,the contradiction between supply and demand of urban land and land scarcity make us pay more attention to land management.In addition to the efficient use of land resources,land price management is one of the important work,the benchmark land prices is the main reference of the government and land management department management for land prices,and land grading is the premise of benchmark land price, how to accurately divide land grades is particularly important.This paper mainly studies the multi-factor comprehensive evaluation method for land grading.The research object of this paper is the big city,on the basis of the existing literature research results,from the land grading types of segmentation,formulation of land factor system,the determination of factor weight to punctate facilities center classification,lineal factors classification,trachytic homogeneous division and land gradding,the paper study multi-factor comprehensive evaluation method in the above several aspects.In this paper,the main land grading type can be divided into commercial,residential,office and industrial land,and constructed factors of different types of land system. apply k-means clustering method in these phases,at the same time,the fuzzy k-means clustering method is applied to land grades divided process,and carries on the empirical analysis in nanchang city as an example,makes up the defect of the traditional methods of artificial subjective,aimed at Providing opinions and Suggestions for processes and methods of urban land grading in China.
