The residential market is facing new opportunities, such as new urbanization in Urumqi, the building of the silk road economic belt core, etc., while the new challenges are property market classification regulation policy, the property market uncertainty, etc. In this study, from the experience of the residential market equilibrium research, reference to the analysis results of the coordination of the residential market with the external environment at home and abroad, we choose from the two aspects of the residential market equilibrium condition analysis and the residential market with external environmental coordination condition analysis to analyze the residential market condition in Urumqi. In the residential market equilibrium situation analysis process, introducing the non-equilibrium index to analyze the total supply and demand equilibrium condition of the residential market and the supply and demand structure equilibrium condition of the residential market product; in the residential market and the external environment coordination situation analysis process, introducing price earnings ratio and the ratio of residential market price growth rate and the urban residents income growth rate, the ratio of the residential investment growth rate and region GDP growth rate, coordination degree and coordinated development degree to analyze the the coordination situation of the residential market with the external environment in Urumqi. In the residential market equilibrium situation aspect, there are issues of the total supply and demand imbalances in the residential market and the supply and demand structure imbalances in the residential market in Urumqi, we also find that the total supply and demand condition in the housing market in Urumqi is gradually changing from the early stage of oversupply to the stage in short supply, the ordinary residential market and high-end residential market in recent years is basically in a state of oversupply, and the affordable housing market in recent years is basically in short supply in Urumqi, the residential market shows internal differentiation characteristics in Urumqi. In the coordination of residential market with the external environment aspect, compared to the development of overall external environment, the residential market is excessive development, the degree of coordination of the residential market with the specific external environment is low. On this basis, we clear the governance principles of residential market in Urumqi, including combining the price regulation and the number adjustment, combining the total control and the structural adjustment, taking the internal equilibrium and the external coordination into account and taking the short-term policies and the long-term mechanism into account. We put forward to the specific measures, including combining quantitative and structural adjustment in order to promote the balanced development of the residential market in Urumqi, and taking the residential market and the external environment into account in order to promote the coordinate development of the residential market with the external environment in Urumqi. Finally, we propose corresponding measures, including building the dynamic monitoring platform of the residential market operation condition and establishing the residential market countermeasures stage evaluation mechanism.
