The EVA Based Real Estate Companie’s Enterprise Evaluation

With the rapid development of modern society, business valuation is becoming more and more important. As for the real estate today, the industry is experiencing problems from downtown. Consequently the number of mergering and reorganization of enterprises is increasing. As the basic fact that business valuation is the basic need of company merger and reorganization, it plays a more and more important role in the modern society.First of all, this thesis stresses the background, theoretical and practical significance. Then I introduced the current status of the study of the related area and stresses the importance of the theoretical study to the real estate industry. Analyze the key factors that have an influence on the value of the enterprise in real estate industry. By means of comparing the main theories of enterprise prize valuation, advantages and disadvantages of the theories have been compared and conclusion has been reached that EVA theories is the best method for real estate industry.Finally, by reaching the final assessment results and corporate prices of ShiMao, I arrived the following conclusions:first of all, EVA evaluation methods is a relatively effective evaluation methods to assess the value of real estate related companies. Secondly EVA evaluation methods is beneficial to the development and improvement of real estate related companies. Finally, it plays a positive role in promoting of the valuation theory. The innovation points of this study are as followers:First of all, on a theoretical level, it promotes the research into the value of listed companies in the real estate industry. Secondly, on a practical level, the assessment results of ShiMao Corporation proves the scientific and effective of the EVA theory and the application of this theory to the merger and reorganization of related enterprises.
