With the Chinese economic the rapid development in recent years, the real estateindustry has made progress and development attract people’s attention. But with theinfluence of regulation and control policy and the real estate industry to adjust theirown, the size of the differentiation between enterprises is becoming more obvious.Especially after2013, the property market supply and demand relationship graduallyreversed, regulation and control policy has become more and more severe, in asecond tier city market is large enterprises occupy the quality block and large marketshare situation, small and medium-sized real estate enterprises gradually into a morepassive situation, the industry re shuffle augural highlights. In Chinese economy intoa new normal circumstances, the real estate industry in China also opened a new eraof development and remodeling of the mode of development period, between themajor enterprises have to carry out self-help action, to redistribute the market reintegration, resources for the real estate enterprises mergers and acquisitions, jointbetween the trend is more and more obvious, which is the enterprise for a realisticrational considerations, but also for the new market environment better adapt to.From management perspective, the merger and acquisition behavior brings moremarket survival and capital move space for disadvantaged enterprises, also will bringnew revolution for the direction of the management system, the development of thecompany, with a strong position in the enterprise, can quickly obtain market resourcesand mature team, in the expansion of scale can be smaller costs and faster speed togain market share. In recent years, China within the field of real estate merger case isnumerous, but academic research on M&a strategy for further. How to from atheoretical point of view between M&A and rational development of real estateenterprises from both sides before and after the M&a performance, how to judge the merger success, on the effective integration between the two enterprise or project areforming, are required in order to fully rational perspective judgment and induction.In this paper, the selection of more representative of a real estate developmententerprise merger case, the acquisition of the FS project in SZ company as anexample for analysis of the real estate enterprise merger and acquisition strategy, thevalidity and rationality of the targeted summary and induction. In this paper, will bein accordance with the theory summary--case study--Strategy Analysis--theconclusions step carries on the comprehensive elaboration. This paper attempts tocase analysis and data analysis, the real estate enterprises correct strategy and methodof M&A activity effectively summarized, in-depth analysis of the positive andnegative of merger&Acquisition Strategies on both enterprises and the effects of theproject, and puts forward some effective suggestions to the relevant enterprises andprojects of development from the macro and micro perspective, on the real estate theenterprise merger and acquisition activities to guide the practice, to further improvethe performance of mergers and acquisitions of real estate enterprises increase, at thesame time on the real estate related M&a theory to supplement and deepen the role.
