The real estate industry has developed rapidly within recent years as one of the supporting industries for our national economy. Its market is becoming more ripe and normative than ever, which can be embodied as the more detailed social classification in the industry, more selection scale for the customers, and more customarily and various needs. With the surging development, all the corporations are facing new challenges, for the instance of more fierce competitions, little understanding of customers’needs in new circumstances, homogenization among different products and marketing methods, and more complaints from customers. Under the new circumstances, the issue could be solved based on accurate customers’needs understanding, increasing customers’satisfaction and devotion, building up corporate image, strengthening corporate competent and applying customer relationship management. Therefore, the CRM system should be adopted by real estates companies, and customers as the core should be formed in the management system.The real sense of this dissertation lies in developing CRM in ShenYang Qiancao Real Estate Development Co., Ltd., building up corporate value of customers as the core issue, in order to adapt to satisfied customers’value in modern society. The application of CRM aims to alter the current corporate management situations, achieve corporate strategic targets, develop its competent in entire industry, obtain more customers and profits as a result.The article goes with the thought rules from the easy to the difficult and complicated and from theory to practice in the process of research. Firstly, begin with research background of CRM and nationwide and foreign development condition, summarizes the development background, concept, feature etc. of CRM; Secondly, on the basis of the first one and combine with characteristics of property enterprise, analyzes the particularity of CRM; and also points out the necessity of conducting CRM through statement of function and significance of development of CRM; Thirdly, with conference to the current development and main problems of Shenyang Qiancao Property Enterprise, analyzes the demand of conducting CRM and points out mistake which should be avoided during conducting process; Fourthly, it is the main part of the article which shows the research proposal in detail about conducting CRM by Shenyang Qiancao Property Enterprise; Fifthly, innovates the according security measures for CRM research proposal to ensure the smoothly come-into-use of proposal. At last, summarizes the main conclusions of the article and looks forward to the future research work.
