Since2009, the public rental housing system has become the core of our affordable housing supply system, after affordable housing, low-rent housing and limited-price housing system. Supply of the public rental housing will not only help solve the housing problems of difficult groups, improve their living environment and improve their quality of living, but also help to adjust the housing supply structure, promote industrial restructuring and development of related industries, and promote "urbanization" process. At present, the public rental housing construction is mainly under the leadership of the government, but in the latter part of the construction and after management exit a series of problems will hamper the healthy development of public rental housing.This paper studies a broad perspective on the price of public rental housing marketization operations. The key point of this article is:To solve the price problem is the core of the public rental housing marketization operations; and the key is the price synergy between bodies.The whole thesis consists of six sections:The first chapter is the introduction, mainly describes the background and significance of the topic, the literature review and commentary, research contents and logical frameworks, research methods, innovation and inadequacy. In the existing literature review I found that many papers express how to build social capital and profit model to attract investment in the construction of multiple subjects involved in public rental housing marketization operations, but there is no analysis of the public rental housing marketization operations from the price point of view. And although some literature mentioned the pricing issues of public rental housing, but did not rise to the height of price, neither from the perspective of collaboration. These are precisely the starting point of this article.The second chapter is the analysis of the public rental housing marketization operations. First, from the quasi-public goods characteristics of public rental housing, the quasi-public goods market supply theory and practice of foreign public rental housing marketization operation, I demonstrated the feasibility of public rental housing marketization operations; secondly, from the public rent supply and demand analysis, price theory and price in the marketization operations, I proposed this view that the key public rental housing marketization operations is "price coordination".The third chapter is the price practice of the public rental housing marketization operations. From the four aspects below:the price practice of public rental housing marketization financing, marketization construction of price practice, operation and management of price practice and the price of the withdraw, I found price of public rental housing marketization operations are mainly involved in rent subsidies, interest rates, taxes, fines, and further believe that rents and subsidies are the focus of the price.Chapter IV is going to build the price model for the public rental housing marketization operations. Find out the inadequacy of the existing pricing model, thereby establishing a three-dimensional dynamic pricing model, and the price model of the exit part.The fifth chapter shows up an example for three-dimensional dynamic pricing model. Take the Chongqing garden for example; I will give out the reasonable rent and subsidy standards of the project by a three-dimensional dynamic pricing model.Chapter VI is the suggestions to improve the public rental housing prices. That the function of the market is more recommended in the operations of public rental housing market and the function of the price will be the core. Rather more, the self-organizing of he third-part organizations and the leading role of the government are also necessary.
