For a long time, the real estate as the leading industry to drive Chinese economy, in its much malignedat the same time, it is still the most powerful consumption stimulating factor. With house prices rising, theincrease has been far more than the wages, so the housing consumption loan has become the main choiceof the majority of residents of the city. This paper takes200house purchase loans of three mid-rangeresidential district of Urumqi City as an example, through the face to face inquiry of random participate forthe first time buyers who signed theirs purchase loan contract, and based on the understanding of socialeconomic conditions, real estate development, the level of house prices and income expenditure situationof the sample area, to analyze the purchase behavior of the sample area and get the behavioralcharacteristics of people who has the house purchase loans, and using the two element Logistic model, toevaluate the influence factors on the behavior of residents purchase loans comprehensively, and to providethe basis for the optimization of house purchase loan behavior of residents. The main content of this paperincludes the followings:The first chapter of introduction, first we expound the background, purpose and significance of theempirical study of the house purchase loans of the residents in Urumqi, then introduce the content, methodand technical route of the research briefly.The second chapter is the studies of the basic concept, relevant theory and the review of domestic andforeign research.The third chapter is the study design of sample area, which mainly analyze the current situation of thedevelopment of the real estate market, the price trend, and the situation of per capita disposable incomeand per capita consumption, and put the investigation method and the content of the affecting factors of thebehavior of residents purchase loan, and analyze the basic situation of family loans briefly.The fourth chapter is the analysis of the behavior and characteristics of residents purchase loan, first wedo the empirical analysis of three aspects which include the consideration before the loan, the loan optionsand the evaluation of loan conditions, then analyze the characteristics of the purchase loan behavior ofresidents.The fifth chapter is the analysis of influence factors of the purchase loan behavior of residents in thesample area, which divide the influence factors of the purchase loan behavior of residents into theinfluence factors of perceptual willingness and the influence factors of rational ones, and use the twoelement Logistic model to analyze various factors, and gain the main factors that affect of the behavior ofresidents of the purchase loans.The sixth chapter is the countermeasures and suggestions of the optimization of the purchase loanbehavior of residents, which is mainly directed against the main factors that affect the behavior ofresidents’ purchase loans and the behavior characteristics of the house purchase loans, and makesuggestions to optimize the behavior of residents.The seventh chapter is the conclusion, which has proposed the conclusions of this article.The main conclusions of this paper are as follows:Firstly, residents have shown limited rationality in the purchase loan behavior, and people who havepurchase loans are mostly the young and the middle-aged people who have strong housing demand and have certain economic base, and nearly70%of the people who have purchase loans are men, which isinfluenced by traditional ideas. And in the purchase loan process, people have low cognition to the nationalhousing policy, and the level of people who value the policy is obviously higher than that of the actualcognition. And more than half of the people who have purchase loans get all or part of the first payment forthe house which is from their parents. Whether the monthly income of loan family is high or low, showedrational monthly household expenditure. And the loan families have a good insurance situation, and have agood ability to resist risks. And influenced by the family income, the consideration of the life after the loan,most people choose long-term loans.Secondly, by the empirical analysis of affecting factors of the purchase loan behavior of residentsthrough the two element Logistic model, we can get conclusions as follows:the age, the number ofcommon owing on the loan, the people who have purchase loans, monthly income of family, the degree ofthe acceptance of the annual rate, the monthly mortgage payment and the monthly income ratio, and theviews to the monthly repayment, which are all influence the behavior of the house purchase loans ofresidents significantly, and these factors have different influence degree.
