With the development of economy and the progress of the society, China’s real estate industry has made tremendous development, but the development of anything has two sides, the development of China’s real estate industry is no exception, in the premise of rapid development will inevitably lead to the real estate industry competition is more and more intense, the development of related in problems follow close on succession. In order to regulate the development of the real estate industry, the state continuously adjust relevant policies and improve relevant laws and regulations, under the national macroeconomic regulation and control, the real estate industry profit space is gradually shrinking, industry profit rate decreased gradually, is no longer before the eyes of the people of profiteering industry, but is towards pingli era or the era of meager profit. In the state of real estate control this background, prices continue to rise, real estate enterprise development costs and related expenses increased, the real estate industry to achieve development, realize the maximization of the economic benefits, must take the corresponding measure. The level of cost control is an important aspect of the real estate industry to survive and develop. As China’s small and medium-sized real estate enterprises, not as a large real estate enterprises so mature cost management system, the lack of management experience, the tense capital and financial aspects of the risk, to obtain the survival and the development, must pay attention to the real estate project development each link cost control, reduce costs, improve enterprise cost management level in order to achieve a predetermined cost goal.Firstly, this paper introduces the related theoretical basis of research methods, research background and significance of domestic and foreign literature review, the content and the cost control of real estate enterprises; secondly, analysis the project cost control system of real estate enterprises, this part is how the various stages of the project of the real estate enterprise cost control is analyzed, divided into the decision stage, planning and design, construction of the link, link completion stage and sales stage; the last is the case analysis of H real estate enterprise F project, on the basis of F real estate project specific circumstances are introduced, compared the predicted difference cost and actual cost to found the existence of the project cost control problems, mainly is the project cost management difficulty increases, managers lack the necessary cost control concept and the enterprise cost control system is not perfect and the control method is not reasonable. Based on these problems, each stage of F real estate project how to control the cost of specific analysis, selection problem of F real estate villa project in the planning and design stage, using value engineering theory has carried on the analysis chooses the best scheme, moreover analyzes the F project preparation stage, the development stage, the completion settlement stage the analysis, in order to achieve the success of the purpose of cost control. Therefore, establishing the system of the cost control of real estate projects, strict control of each stage of good project cost, to realize the optimization of enterprise cost control is only so and obtain benefits of good economic.
