Currently, the real estate agency industry in China is still a new industry, the related laws and regulations are not perfect, the development of the industry is relatively disordered and blind, which seriously impacts on the service level of specialization of the industry upgrade, with the real estate gradually from a seller′s market into a buyer′s market,professional consultants, planning, promotion and marketing services of real estate agency industry are more urgently demanded for real estate developers. But in China mainland, as a knowledge intensive industry real estate agency, the rapid development of the practice,theoretical research is lagging behind. Compared with the mainland, the real estate agent in Taiwan province of China has a history of more than 40 years, the relevant laws and regulations and policy measures have been quite perfect, the development of the mode of operation of the market has been basically mature, many aspects for reference from the mainland.This paper begins with a brief discussion of the mainland and Taiwan real estate agency industry definition, characteristics and the value of existence, the development process described in the real estate agency industry in the mainland and Taiwan. And then makes a deep comparison of the mainland and Taiwan real estate agency industry, analyses the difference between existing in mainland and Taiwan real estate agency industry in the market, the real estate development industry chain in the role and mode of operation and service content. Pointed out that the mainland real estate agency industry has not formed as Taiwan real standard depth that involved full proxy mode, the mainland generally profitable by sales commission, and the Taiwan agent has formed a mechanism for benefit sharing and risk sharing of developers.In view of the growth and development of the mainland and Taiwan real estate agency industry in different environment, the paper analyses the causes of differences between mainland and Taiwan real estate agency from the political, economic, social and technology environment, industry law and government management model, indicates that relatively free market economy and the institutional environment, the privatization land system and the self-discipline of the industry management mode in Taiwan promote the benign development of the real estate agency industry. The paper further analyses the cause of differences in the relative position real estate of agents and real estate developers between mainland and Taiwan.Based on study of the difference and the causes of differences between Chinamainland and Taiwan real estate agency industry, this paper discusses that competition is faced in mainland real estate agency industry, and points out some aspects of the Taiwan real estate agency industry in mainland China is worthy of reference.Finally in this paper a more comprehensive summary, pointed out the shortcomings and the future research direction of may.
