The real estate industry is a capital intensive industry, it will cause the project shutdown, and even bankruptcy and liquidation risk once dip in the cash flow problems during the running period. Hence the financing job is also being highlighted strategically in the real estate enterprises, also financing strategy determine the equity structure of enterprises.Settling the problem of circulating funds of real estate enterprises becomes a problem of first importance the enterprises concerning, and how to solve the capital for the land is a top priority, which will decide survival of the enterprise. Base on the years of working experience in real estate financing area and combine with the actual situation of the enterprise (our company is belonging to the small and medium-sized real estate enterprises),the purpose of this paper is to explore several financing innovative ideas, especially for the small and medium-sized real estate enterprises.Small and medium enterprises to joint (access to land together)Although cannot development in first-tier cities, they are able to preempt the second-tier cities real estate market through the joint.Cooperation with Financial Institutions (solve with the land fund)The present situation is the best time to cooperate between trust industry and the real estate industry, cooperation will create a win-win situation.Run commercial real estate business (hold the real estate)The commercial projects that small and medium-sized real estate enterprises are developing, it would be best to run but not for sale, especially commercial projects in first-tier cities is hard to develop in the long-run (such as Shanghai and Beijing), which can ensure cash flow and bring the added value.In a word, the real estate enterprises cannot be lost direction in the prosperity market at present, the market is good but risk is greater.
