In recent years, HOPSCA, as a commercial real estate model, has developed rapidly in China. HOPSCA is always a large-scale and full-featured commercial real estate project, can satisfy urban residents’ demand of shopping, entertainment, leisure, office, residential, and many others. It’s the city’s modern service industry cluster, known as the "city within a city."With large-scale investment and long construction period, HOPSCA can promote local investment, and after the completion of the project, it will attract many companies settled, prosper local businesses, and increase local employment and tax revenue, so it has been widely welcomed by the local government. Especially in recent years, under the macro-economic condition that economic restructuring and urbanization process accelerated, stricter regulation of residential real estate, commercial real estate more valued, HOPSCA are more popular within the local governments. For developers, the HOPSCA project, supported by the local governments, can get low-cost land and other incentives to get the benefits. But the HOPSCA project also puts forward higher requirements for the ability of construction and operation management of the developer. In addition, HOPSCA is the result of the highly urbanized process.it also has higher requirements for the external political, economic, social and technological environment. So, not all cities are suitable for the development of HOPSCA.Thus, to choose the development strategy of HOPSCA project rationally, needs understand the general patterns and trends of the development of HOPSCA, learn from the successful experience of existing cases, and analyze the external environment as well as the project developer’s own ability.The purpose of this study is that, through understanding the law and over trend of the development of HOPSCA, as well as studying the existing successful cases deeply, to guide the development of the HOPSCA project of X, which is the employer of the author. So that we can choose the proper development and operation strategies based on the analysis of internal and external environment of the project.This dissertation has seven parts:The first part is about the research background, significance, methods, and framework; the second part is the theoretical basis; the third part describes the evolution of the modern model of commercial real estate, as well as existing major commercial real estate models and comparison of them; the fourth part elaborated the concept of the HOPSCA model, the main types, the external environment, and the general development strategy; the fifth part is the case study of two different types of HOPSCA pattern -Wanda Plaza and OCT Happy Coast; The sixth part is the analysis for the development strategy of the HOPSCA project of X company, based on the foregoing study; and the seventh part is a summary of the full text.
