The growth speed of China’s economy has been slowing down since the third quarter of 2010. Due to the strong economic stimulus in 2009, China’s GDP used to grow for more than three quarters. However, it then dropped to over 10% in the third quarter of 2010 and in the same quarter of this year, the rate became 7.3%. Although the macroeconomic stimulus measures have been taken during this time, GDP growth rate cannot remain longer.After the 18 th Communist Party Congress, the real estate management began to focus more on market regulation instead of administrative controls. As a result, it ended the ten-year “golden period” of the real estate market. The increase of the housing price was controlled, especially in 2014. As the market demand shrank, the quarter-on –quarter and year-on –year growth both became negative, the national average price of housing fell 3.8% from a year before and the new construction area reduced by 27.4% comparing with that of last year, the housing market has been in the end of the boom cycle. With the slow decreasing of housing price, the real estate entered the “tiny benefit age” from the “windfall benefit age” and the market is gradually becoming standard. The era of gaining high profit through extensive management based on high price and high cost no more existed. It has become the main way for property companies to improve their competitiveness by controlling and reducing the development cost.In terms of the business process of real estate development project, we have made researches about the management of development cost and optimizations. In addition, we propose that the cost control idea is important in the whole project and take the real estate company A as an instance to make improving suggestions by analyzing its development cost and deficiency.Although its analysis is based on the company A, this report will provide a good reference for other real estate companies as well.
