Since the year1998, the real estate industry of China has made some importantcontributions to the development of the national economy. However, the currentprices of house are very high in big cities and the price has brought some negativeimpacts to the development of the national economy. Therefore, the article links tovarious factors of the project cost which affect the price of house about the real estateindustry and gives a scientific method to reduce project costs which can reduce theprice of the house. This is important to optimize the structure of social economy andbuild a harmonious society.Project cost management is an important component of real estate projectmanagement. Only do real estate companies can do the project cost management well,it is possible to reduce the total cost and unit cost of real estate companies, obtains thecorresponding economic benefit, and provides power for its follow-up development.Therefore, in order to obtain good economic and social benefits, the real estatecompany must pay more great importance to the cost of real estate projectmanagement, so that the company can use all kinds of resources for project costmanagement.This article carries out some relevant researches about project cost management ofGuangsha project on Xi’an Qu Jiang real estate. Firstly, it analyses the background ofthe industry as well as its significance and content, and briefly gives some theories ofproject cost management home and abroad. Then, the articles talks about the presentsituation of Guangsha project about Xi’an Qu Jiang real estate, illustrates its costestimating, cost budgeting, cost control, cost accounting and other aspects of thespecific practice. Through these aspects, it reveals the problems about Guangshaproject cost management.Secondly, this paper mainly presents the strategies of improving Guangsha projectcost management, including project cost estimation, cost budgeting, cost control, cost accounting, cost statement reports and other aspects of the corresponding strategies.Through these methods, it increases the proper ways about Guangsha project costmanagement, so that the company can use the reasonable strategies of project costmanagement.Finally, the article discusses some suggestions which can improve projectmanagement level of Guangsha project, including building a learning organization,focusing on the project bidding of real estate project, managing project contract,improving the information technology and project construction management as wellas managing other methods of the company.By this article, the author looks forward to the main issues which relate to the costof real estate project management can bring some attentions to Xi’an Qu Jiang realestate, and the corresponding cost analysis of Guangsha project can improve projectcost management of it, and some suggestions also can been taken by Xi’an Qu Jiangreal estate, so that the real estate can promote the level of project cost managementand the company can reach its financial goals: business survival, development, andprofit.
