The Path Of Development And Cluster Of CBD’s Life-Service In China

As the symbol of city’s comprehensive strength and the level of modernization, CBD (Central Business District) has showed its high energy source and has gradually become one of the important operation centers which not only improve the level of urbanization, enhanced force of regional economy, but also make itself become the commanding heights and development platform of high-level service industry. However, the majority projects of new CBD in china are facing one common problem with which the business industry lack enough support by life-service industry, that means they cannot develop coordinately each other. It makes new CBD could not sufficiently integrate the city’s core resources and weakens the positive effects of the modern cluster economy, and also causes the huge waste of city resources. To perform the function of CBD, the coordination development between business industry and life-service industry must be stressed.For solving this problem, this paper is signed by six chapters. The first chapter is the introduction. In the second chapter, the paper describes the natural evolution of CBD and the concept of business cluster. By redefining business cluster, it points out that business cluster include business industry services as well as the life services. In the third chapter, it forces on studying the motivation to the natural evolution of business cluster in CBD. Then, it stresses the promoting function of " location viscosity" and "cluster rent", both are caused by the concentration for business cluster. In the forth chapter, it analyzes the traditional modern forms of business industry and life services in CBD by using the "Bid Rent Theory". Additionally, the it also exhibits the historical development trajectory of function and location of life services. In the fifth chapter, it gives a concrete analysis on the problems of industries in new CBD. For proposing the path about coordinated development of business industry and life services on the basis of the realistic situation of Nanjing Hexi CBD, the paper summaries successful experience of CBD as the useful references. In the sixth chapter, it puts forward specific ideas and policies about coordinated development between business industry and life services in new CBD of cities.
